Thursday, October 27, 2005 - Note on why lobby wall failed

The lobby walls on the bottom half were papered with heavy vinyl wall paper when the lobby was remodeled. The lobby walls are outside walls thus creating a vapor barrier. as the lobby is air conditioned, the vinyl wallpaper creates condensation eventually soaking and weakening the sheet rock. That is why the bottom half of the sheet rock blew out during Wilma.

All this vinyl will have to be removed and the sheet rock replaced.  It should not have been installed this way.

Wednesday, October 26, 2005 - Afternoon Update from Sandy Harwood

Well it is only Wednesday and only two days after the hurricane and we are making progress!  Service master promises to have all the units dried out by Friday Night.  R. L. James is putting more men on the job with the objective to be complete by Thanksgiving.  Roof should be completed by next week.  Air Conditioners are being hooked up and should be complete by the end of next week.  The penthouses have had any openings in the floor Caulked!

Other news: Hotel is shutdown for three weeks, because of water intrusion into the units through their new sliders.
Punta Rassa has major problems and they don't fund their reserves. So no money and NO workers without money.

We are very fortunate that we have contractors on site. We have money and the work is going full speed ahead.

Monday, October 24, 2005 - Update from Shannon Paolocci

I just heard from Sandy.  She went out to the building to check on damage.  This is her preliminary report, but the winds are still very high and they couldn't look at everything.  It is still dangerous to be outside.
 
The roof looks good and the air conditioning units are ok.
 
The 37 storefront (unit 137) is damaged.
 
The lanai screen enclosures on the 31 and 37 risers took a beating - will probably have to be replaced.
 
The windows are intact.
 
There is a wall blown out in the lobby.
 
One of the penthouses had some damage and water came in.  There are some water problems on the 35, 36, and 37 risers.  Won't be able to get in and assess how much until tomorrow.
 
The contractor will be on site tomorrow.  Sandy will be going back tomorrow to go through each unit and assess any damage.  I will report any news as I get it.  The power is out and they think it will be 2 or 3 days before it is back on.  She will send pictures when she is able.
