Water Shutoff / Main Gate Valve Replacement

There have been questions raised by some owners regarding the requirement that the water to each unit must be turned off when the unit is vacant.  Paragraph 17.2 of our Condominium Bylaws are quite clear.  If your unit is to be vacant "for any period of more than three (3) consecutive days" the water to the unit is to be shut off at the main valve located in the unit.  This valve is normally found in the closet below the air conditioning unit.  This is an owner's responsibility, even if the unit is leased or leased and managed by a third party.  In the event the water is not shut off in a unit and a leak occurs, the Association and any damaged unit owners will hold the owner of the responsible unit liable for any damages. 

Every unit must have the main gate water valve replaced (it is located below the air handler in most of the units).  Several owners have already done this, and the cost is $150.00.  If you have not recently replaced your water heater, this valve will also need to be replaced at a cost of $40.00.  If you would like Island Management to handle your valve replacement, please contact them as soon as possible to schedule this.
