
Hurricane Charley Roof Construction Project
December 19, 2005 Update
This report mainly covers the work that is
taking place to complete the main project. First I contacted Lightning
Protection Systems this morning so they can schedule their people to finis
grounding the aluminum A/C stands, the aluminum stairs and guards and any
other miscellaneous items. The final copings are in place and the roof
surface has been cleaned up of debris.
Last week Tom B. and I decided to try to install one of the new Trash Room
Access Doors. We spent about 1/2 hour cutting two wedges to use and
commandeered Rob Davis and a helper from RLJ. The old door came out in less
than 5 minutes. The first new door took about two hours because we didn't
quite know what we were doing, so the holes were pre-drilled prior to
attaching the screws. From there it went real quick and at the end of the
second day, the doors were in, the perimeter openings caulked and the trim
panels installed. They look good and work good.
The 37 riser screen enclosures have been installed and Creative Tile has
been notified regarding the tile install at 437, 537, 737 and 837. All of
the interior lanais are complete as to tile and grout. Any lanais to receive
sealant will be completed with the remaining tiled decks. RLJ is taking
delivery of the 31 enclosures this week and will be installing them as they
arrive. The screening people have arrived back to the property this morning
to continue their work. Maybe they'll catch up to the enclosure install, so
long as they don't step onto wet tile. All of the walkway base is on site
and is being installed.
Regarding the electrical problem with 237, it was originally surmised that
RLJ nicked the conduit from 337 during the excavation of the deck. However,
we found that there are at least two areas that have shorted out, one on the
west side which has been repaired and new wire pulled between the two
ceiling outlets. The second short is knotted up between the north outlet and
the main switch located in the Master Bedroom. From the ceiling box, the
conduit travels up into the center of the slab and then turns on the
diagonal to the switch. It has been a real pain to watch the contractor cut
the concrete and hammer it out overhead right after the lanai was cleaned.
The good news is the electrician will be here Tuesday morning at 8:30 AM to
make the repair and RLJ can pack the overhead repairs with a very plastic
repair mortar called Gel Patch.
To answer any questions regarding the 31 riser, RLJ will be working the week
between Christmas and New Year's.
