
Hurricane Charley Roof Construction Project
September 29, 2005 Update
The most important item that has taken place
this week is the commencement of the work on the air conditioning
condensers. New copper tubing, insulation and thermostat wiring has started
with the 35 riser. The group of line sets located at the far north end of
the roof had to be cut off inside the attic space and modified to fit into a
gooseneck pattern so a code required hood could be attached over the
assembly. As you can see by the photos, the lines are being laid out to
their appropriate location (the equipment platforms have been marked with
corresponding apartment numbers.
The roof protection curbs have been poured at both the lower and upper
equipment decks. The second mechanical stair will be installed the first
part of this week.
The roof panels are being installed at the south side of the building. The
exception is the inside face of the North Stair Tower and the North end of
PH-2 (this area is waiting for stucco to the chimney box and the inside face
of the stair will more than likely be the last area roofed).
RLJ is grinding the 31 riser and 37 riser and there is a lot of concrete
dust in the air. The 32 and 33 risers are being excavated. We found some
additional damage at the ceiling of 437. What was to be only stucco repair
ended in a large overhead spall with corroded conduit. The third floor is
almost complete (re-tile due to color issues) and then the tile contractor
will be sent to the seventh floor to replace all of the cut tile perimeter
pieces (these are also the different color). The 12th floor has been
repaired and sloped and is awaiting the completion of the roofers and A/C
people. Once this floor is tiled, then the walkways can be cleaned and
touched up and re-painted.
It is my understanding, John Z has given direction to the tile company to
finish the walkway base work before moving onto additional lanais.
The pool cover has been taken down and removed so Tom B. can start his
clean-up.
One final note, even though the contract between West Coast Roofing &
Waterproofing is winding down, R.L. James is still working and is still in
control of the building. Both contractors are responsible for their own
clean-up of the premises as defined by the Specifications and Contract. It
is premature to commence cleaning now as it will only get dirty and dusty
again. The walkways have been washed down twice, once from the inside and
once from the mast climbers, however they are dirty again and will remain so
until the end of the project.
Hopefully I will have information on the windows this week as it has been to
weeks plus since the shops were approved. I tried contacting the project
manager direct on Friday and got her voice mail and left a message to call
me back. I guess everything as far as ordering, etc. has to go through KNZ,
PA .
