
Hurricane Charley Roof Construction Project
September 15, 2005 Update
Good Evening to All:
Sandy: I hope you are having a great time and I've included Steve as a
recipient. We have a case of Red Tide and the beach stinks. I'm including a
few photos of the bad tile on third floor and some of the areas ready for
pour back in the 37 riser.
The progress of the work as far as roofing is concerned has slowed down a
bit. The upper roofs are finished with the exception of the walk mats and
the lower roof is being used as a staging area for the remainder of the
sloped roof panels and clips and flashings. The chimney structure has
finally been constructed and is in place over PH-2 - larger than the
original one. It is ready for stucco and completion of the upper penthouse
roof. According to my conversation with Marteen yesterday, his crew was
close to finishing the north side of the building and were moving to the
south side. I told him I would not schedule in Avis Plumbing to finish the
re-routing of the vent piping through the roofs until 99% of the roofing is
complete. At the same time I need to get Lightning Protection Systems back
in to finish routing their lines for the sloped roofing and then to the A/C
equipment. The two upper roof drains have been installed and I'm saving the
old parts for a show and tell. The elevator tower soffit replacement is
complete and the roofer is working at the south and southwest side of the
building. The only issue we have now is with Mabry who was supposed to be
scheduled for today or tomorrow.
John Zelnick and I inspected and quantified the 37 riser this afternoon -
about time. Based on my measurements, we came in under budget on concrete
repair, door removal and temp wall construction. We went over on the number
of anodes tied onto the bars, crack repair and stucco repair. Overall, total
repair quantities are under budgeted amounts.
Tile work is proceeding on the lanais of the 35 and 34 lanais. While walking
the third floor earlier this week with Tom B and John Z. we discovered two
different colors of tile throughout the floor. One installer was on the
floor putting in edge pieces and we stopped him. Armand was contacted
immediately to look at the situation - only on the third floor - and as of
this afternoon, all tile on the floor has been removed. The color difference
is a cold gray versus a red gray and the red gray stuck out. RLJ was
pressure washing the outside of the walkway railings for a second time
before the mast climbers are dis assembled and removed from the property.
Next week we will be mapping out the 32 and 33 risers while the 37 riser is
poured back.
Final shop drawings on the windows, penthouse sliders and terrace doors
arrived at RL's office late today. I'll be heading there tomorrow to perform
a final review and sign off so they can be fabricated. I'm hearing through
the grapevine that there a some folks who have had bad luck with casements
in the past. What they need to understand is the windows they put in their
private homes are not the same construction of the windows that go into
commercial buildings. A window for home use has a designation "R" in front
of the standards for use. For Bayview the designation is "HC" for Heavy
Commercial. Please remember, your building is of Type II construction which
consists of non-combustible components. Aluminum clad wood residential
windows are not an acceptable alternate. Folks are trying to compare an
apple with an orange and you can't compare the two.
