
Hurricane Charley Roof Construction Project
September 2, 2005 Update
We were blessed by the passing of Katrina,
however not so for our friends, relatives and fellow Americans along the
Gulf Coast.
1. West Coast roofing is planning to have the crane dismantled and moved
from the property Saturday morning (9-3-05).
2. They are installing metal panels along the North mansard roof. The 12th
floor mechanical stair has been installed.
3. Finish work is continuing on the upper mechanical roof decks in torching
down the final granular cap sheets to the vertical parapet walls and
structure walls prior to installation of the metal flashings and copings.
4. The A/C equipment stands on the upper mechanical decks have been
installed and the circular "pitch pans" have been or are in progress of
being installed. The "pitch pans" today consist of a pre-fab two-piece
plastic ring set on the deck and sealed with a urethane sealant. The center
of the ring is filled with a two-part polyurethane sealant. This is the
third line of defense in prevention of water intrusion into the roofing
assembly.
5. Avis Plumbing is installing two new roof drains to replace the"
jury-rigged contraptions" used in the last roof project. The old drain
consisted of a rubber ring with a lead pipe boot shoved into a 4" diameter
PVC pipe. This pipe was then butted against a 4" to 6" expansion fitting.
The lead boot was crimped down at the end causing the roof water to back up
and drain into the overflow drain or the nearest cut down sanitary vent.
Both of the upper roof drains are being replaced. The lower mechanical roof
deck drain doesn't appear to have the problem, however this drain was
re-fitted with a retro-fit drain.
6. Avis is also manifolding a number of vent stacks together in the
penthouses to provide a limited number of penetrations through the metal
roof panels. The location of the penetrations is coordinated with Marteen,
the metal roof installation foreman. By the end of next week, Avis Plumbing
should be finished with their roof work.
7. West Coast had scheduled Mabry out this past week to clean and move the
condensing units to the roof, however with all the roof panels and other
equipment, parts and components on the roofs, Mabry could not get the
equipment onto the rails. Therefore next week when the flat roofers are
finished, Otey will get Mabry back out to get the equipment mounted to the
rails.
8. Earlier this week a swing stage was set up to replace the soffit and
fascia along the front side of the Elevator Tower. Next week H & E will come
out and add three more sections to the two mast climbers so the last 10 feet
of the North and South soffits can be completed. When finished, these two
climbers can be moved to the Southside of the 31 riser for soffit and fascia
work. The aircraft warning light is up and running, however we will have to
hold it steady using stainless steel guy wires anchored to the Elevator
Tower roof eave. This will be completed prior to moving of the climbers.
9. RLJ has completed risers 36, 35 and 34 and is removing tile from the 33
and 32 risers. The 37 riser is still in the removal stage with some
additional damage running under 1037's wood flooring. As of end of business
today, we had not heard anything from Creative Tile for a proposal to
replace the flooring or permission from the owner to remove the existing
flooring to make the repairs. They've been informed through Benson's, but
have not given written authorization. I will wait unit this coming Thursday
and if I don't hear anything from Barbara, I will give authorization to John
Z. to proceed with cutting select portions of the floor out. By the way, the
floor is buckled above the spalls inside the unit and the sliding doors have
been removed with temp walls built.
10. Walkway floors 11 to 2 have been waterproofed and tile is being set in
various stages on floors 7, 6, 5, 4 and 3. Sealants have been installed on
11, 10, 9, 8 and 7, however some additional work needs to be performed an
all floors except 11.
