Hurricane Charley Roof Construction Project

August 24, 2005 Update

It is best to bring some good news prior to the bad news of an impending tropical storm approaching from the East, that is due to pass over us Saturday afternoon.

West Coast Roofing:
1. Working on soffits and fascia metal at north side of elevator tower.
2. First layer of finished modified bitumen roofing system has been torched down over the Dens Deck Roof Board over the tapered insulation. This work
is on the upper equipment decks over the 12th floor walkways.
3. Monday, the A/C stands were delivered, assembled on the ground on Tuesday and flown up to the roof. Today, they were laid out on the upper decks and marked in place per the requirements from Mabry Brothers. This afternoon the setting of the stands and anchoring to the concrete deck began by cutting through the roof system components down to the concrete slab. The square base plate for the stands are then lowered into the cut-out, the four hole in each base plate are drilled and a 5/16" x 2-3/4" concrete screw is set into each hole. The cut-out is then filled with "BUL" or cold-applied asphalt mastic. To keep the mastic confined in the heat a square piece of 160 mil intermediate smooth ply is torched over each post.
4. Mabry is to be at the property to commence cleaning the equipment on Friday in preparation to flying the equipment up on Monday. In the meantime, they will be running new conduit between the A/C equipment rails on sub rails provided by WCR.
5. The upper roof at PH-1 has been completed, including the double lock seaming of the panels, the ridge cap and the eave anchors required by engineering.
6. Avis Plumbing is to come out Friday morning to install two new roof drains, raise the existing vents on the flat decks to 8" above the finish deck (Code) and re-rout the vents in the four penthouse attics. With the width of the new roof panels, a majority of the existing vents landed on a panel seam line or too close to a vertical gable wall and the wall flashing. It was determined in the field to cut the vents in the attic space and re-route them into a larger size vent where possible and exit them through a non-invasive side wall. Out of the entire upper roof systems only two 6" vents remained in place - there was too much metal in the way and they were located in a soffit space on the North side of the 36 riser above 1137's second floor loft.

7. They are hopeful to have walkway 3 and 2 waterproofed Thursday.
8. Creative Tile is working on floors 7, 6 and 5 plus lanais in the 36 riser. 
9. The 36 riser is complete and the mast climber has been moved to set between the 33 and 32 riser. The 35 riser will be complete by the end of this week except for the replacement of a screen wall panel damaged by the mast climber early in the project The 34 riser follows by a week.
10. The 37 riser is being worked on and the removal of spalled concrete is down to 537/437. It appears from our initial inspection, 337 is the worst lanai, therefore 237 will be shored to compensate for the amount of concrete removal on the West side.

A couple of items to remember, first the screen walls will be re-screened but only at the end of all work on the lanai side. The screens will be installed from the lanai side. Second, there appears to be a mass shortage of manufacturers in and around Florida for retrofit sliding door sill tracks. The contractor has informed me that the lead time is 12 weeks minimum due to the number of new sliding door units being built. Therefore, the doors that have been taken out for repairs under the tracks are being re-installed with the same tracks. If need be, Slider Man can install new wheels and stainless steel caps to the track rails to extend the life of the doors and if you are loosing the glazing gasket, you may want to have the doors wet sealed (sealed with high-tech silicones from Dow Corning).

In closing, today the contractors were not too concerned about the storm, however tomorrow will be different, especially for RLJ. In addition, Scott Otey, VP of West Coast Roofing will be at Monday's Board meeting to answer any questions from the board or owners regarding his portion of the work.
