Hurricane Charley Roof Construction Project

August 15, 2005 Update

Both projects are moving well. First with West Coast Roofing, there are two additional mast climbers on the job across the front of the building for the soffit work and mansard roof panels. Due to the configuration of the building one palm tree located next to the South Stair will have to be removed to facilitate the climber platform that wraps around the inside corner of the stair.

Ninety percent of the upper penthouse roofs have been paneled along with the North side of PH-2. Related to these roofs is the re-routing of a number of vents through the roof. From the original roof photos I took following Charley, almost every vent was positioned over a panel seam and this situation is unacceptable for the new panels and the way the panels are seamed together. One item to note in Photo P1010004 is the number of clips used to hold down the panels. Engineering required a minimum of one per 20 inches and the contractor is using one per 10 inches (same as the north tower).

Tuesday morning Avis Plumbing will be on site to re-rout the vents at both penthouses to eliminate the penetrations through the roof. At the same time we will have the plumber repair/replace the roof drain risers through the roof slabs at the upper mechanical decks as itemized in my report of 8-9-05. The scupper on the 12th floor mechanical deck was relocated late last week and the existing scupper will be closed permanently.

Depending on West Coast's schedule, they are tentatively set to begin work on the upper flat decks this week.

Lightning Protection Systems, Inc. was out last week and have completed the running of new cable from the existing risers to new stainless steel rods and plates located along the ridges of the penthouse structures.

The tile setters were grouting the 8th floor today and RLJ was applying sealant to the joints at 11.

The 36 riser has been waterproofed and the lanais were being painted and cut in today. Tomorrow the temp walls are scheduled to be taken down, the sliders re-installed and the screen cages re-set. Lanai tile is scheduled for next week. The 35 riser is one week behind the 36 and 34 is about 2 weeks behind. The contractor started work on the 37 riser with removal of tile on the lanais (237, 637 and 737 excluded). John Z., Tom and I performed a preliminary inspection of the lanais and found spalled areas similar to 637. All sliders will have to come out of 1137 for starters as the spalls are located at the door tracks. My photo today of 837 was too blurry but this deck had two layers of carpet glue under the tile with the top layer attached to the carpet backing. Needless to say, the tile came off quite easy. Once the 36 riser is completed, that climber will be moved to the 33 riser.
