
Hurricane Charley Roof Construction Project
August 9, 2005 Update
The following observations and comments on
the project are as follows:
1. The sloped roof is proceeding with the installation of the metal panels
at the upper sloped roof of PH-1. The spacing of the clips is approximately
12" on center
2. Soffit installation continuing along 12th
floor at PH-2 and along north side of building.
3. West Coast ordered two additional mast
climbers to be installed along front of building for soffit and mansard roof
replacement in addition to the three at the waterside and one at the 37
riser. We may have discovered how the street side bedroom window walls
continue to retain moisture during and after a rain storm. The installers
from H & E Hi-Lift found that as they were tightening the anchor bolts for
their equipment against the building on the street side, the stucco behind
the anchor plate was bowing inward and cracking. Upon further exploration,
we found a vertical gap between the outside face of slab and backside of the
gypsum sheathing of approximately 2 inches. A similar condition occurs at
PH-1 except the gap is 3 to 4 inches. The building was not plumb and square
when built, so the solidly to the concrete slab. The affected openings will
be filled with expanding foam and at the completion of the work, measures
will be taken to ensure a weather tight stucco seal be made.
4. RLJ has waterproofed down to the 6th
floor, tiling on the 8th and 9th floors and commencing waterproofing of the
36 riser. Tile demolition has commenced on the 37 riser. They just took
delivery of the Silver Smoke color packs for the expansion joint sealant and
will commence joint sealant application once the tile setters are completed
with the floor grouting down through 9.
5. The sliders have been removed from PH-2 and the temp wall installed with
an access door. The soffit along this lanai has bee re-framed using an 8"
wide hat channel to support the head of the new screen enclosure.
6. I took receipt of the window and door shop drawings mid week and returned
them to RLJ Friday afternoon, "Rejected, Revise and Re-submit." KNZ missed
the sliding glass penthouse doors and detailed the wrong windows. They are
in possession of them as I speak and I expect to see a revision by the end
of the this week.
7. The aluminum A/C stands have arrived and West Coast will be fabricating a
sub-frame to be installed to support the trunk line electrical feeds from
the disconnect boxes.
8. Met with the plumber to discuss a number
of issues discovered with the project.
A. 12th Floor Overflow Scupper: This scupper was install under original
construction, however the finished end in the soffit was made of flexible
dryer vent. We will re-locate it closer to PH-2 to exit the soffit near 1134
Bedroom window. The main roof drain at the 12th floor roof deck has an
additional overflow drain near the main drain.
B. The biggest problem is the leak in the Laundry Room of PH-1 from the roof
drain on the upper mechanical deck above this room. This drain was never
seated properly and the pipe extension through the roof slab had been cut
down to fit the drain hub. This connection will be cut off and re-worked
with the drain hub and sealed from the underside.
C. As the new roof panels are 16" wide, a number of the existing vents may
interfere with the panel seams. The largest diameter pipe on a given roof
will govern the pattern of the panels for that area. All other pipes that
penetrate the roof will be gathered into one 8" diameter vent and exit out
horizontally to the nearest gable wall at a pitch of 1/8" per foot. This
will eliminate the number of vertical penetrations through the vertical roof
system.
9. Discussed with Jerry Goodhew, the new
overseer from West Coast, the flashing of the short walls under the
clerestory windows at both penthouses, 1131 and 1137. We will be disposing
of the stucco under these windows and replacing with pre-finished flashing
material.
There will be a contractors meeting this coming Thursday at 9:00 AM at the
property to discuss the state of the project and any open questions. I asked
Jerry to contact Lightning Protection Systems, Inc. to prepare them for
their portion of the work.
