
Hurricane Charley Roof Construction Project
July 26, 2005 Update
The first two days of this week, West Coast
has been on the flat decks removing the old, existing fibrous insulation
board, base sheet and torching down a new base sheet. The approved,
installed base sheet is GAF SBS Heat-Weld Smooth. This product is also
torched down as a flashing base. This is referred to as a temporary dry-in.
All wiring conduit has been sealed at the roof deck with Black Jack cold
roofing compound to keep out moisture. Today, the roofers (under the
watchful eye of their foreman in the brown hard hat) removed the existing
flat deck from the Southside of the flat roof. Once all three roof decks are
stripped and dried in, the contractor can load the roof surfaces with the
insulation board, the Dens Deck, the metal roof panels and condenser units.
When completed, the rubber-tired crane will be dismantled and moved
off-site.
RLJ has all personnel working on prepping the walkways to stay ahead of the
tile setters. They waterproofed 10th floor today and will waterproof 9th
floor tomorrow. I stopped the Meals on Wheels delivery person and asked him
about delivering multiple meals to 935 while tiling takes place next week.
He told me he would discuss this option with his supervisor and let me know.
As it is shaking out, the tile installer will have to provide some
additional floating material at the 11th floor elevator lobby due to the
reverse slope of the slab. RLJ took care of some of it, however too much
will allow water to run down each elevator shaft - not a desirable solution
and every floor suffers the same problem. Photo 1010004 shows sloping in the
corner of the elevator lobby at floor 11. Photos 1010023 and 25 show the
troweled on waterproofing at floors 11 and 10, respectively. Photos 17, 26,
01 and 02 are taken showing various stages of flat roof removal and
temporary dry-in at the upper flat decks.
It looks like as of today, the tile contractor will take four days to tile
and grout one floor. Following this RLJ will shoot the sealants around the
perimeter, at all columns and rail bases and along each expansion joint.
This should take one day - two days max. Following this, the tile contractor
will return and mortar the tile base at the elevator lobbies - two lobbies
per day. Based on this scenario, I estimate the walkway tile work to be
fully complete in seven weeks (7/26 to 9/9) with the 12th floor as a floater
when the roofers are finished with their work and vacated the property.
West Coast had the scaffolding torn down yesterday and removed from the
property late yesterday afternoon. In place of this, they took delivery of a
135 high reach and this piece of equipment is servicing the soffits around
the corner of the 37 riser and the 1137 upper floor. Once complete, the
shearwall mast climber will be moved to the north side of the 37 riser to
allow restoration to commence on that stack.
We are having a scheduling and coordination meeting Thursday at 9:00 AM. I
have emailed each contractor and told them to provide a project schedule
with milestones and an estimated date of completion. In addition I've
requested RLJ to provide some type of payment schedule for the board to the
end of their project. I know this to be a real challenge due to the unknown
value of concrete repair, however they may have to provide a high estimate
number - similar to what the Feds require for quarterly tax estimates.
