
Hurricane Charley Roof Construction Project
July 20, 2005 Update
Good morning: Yesterday was an exciting day
at the project site. RLJ is starting to prepare walkways 11 and 10 for
sloping. This includes a water test of the surfaces and allow to dry for a
minimum of 4 hours to see where the water ponds. The largest area is in
front of the elevators, in front of the 31 and 37 entry doors.
Unfortunately, all we will be able to do is relocate the water to another
location. The surface prep work consists of roughening up the surface and
channeling the slab at the low end to receive the sloping material which
will be toweled on in lifts of 1/8" to 1/4". Anything thicker will mud
crack. If all goes well, the contractor will be waterproofing those two
decks on Monday or Tuesday followed by the tile setters. Those two floors
will be off limits to all other contractors and resort personnel until the
sealants are complete and cured (approximately 2-1/2 weeks per floor).
West Coast is stuccoing the South gable wall at PH!, is completing the sub
fascia work there and getting ready to install the finish fascia and soffit
at that penthouse. I have not heard one word from Maureen regarding her
exterior mounted shutters and their removal, however, by early next week she
will be holding the progress of the work up. It was my understanding she was
to be in town this week, however Tom B. informed me she flew in and out last
Thursday. Unless the board or management can explain to her the importance
of removing the shutters to put on the soffit, I will direct RLJ to do so
and put them inside her unit. PH2 has authorized R.L to remove their
shutters and toss them out.
Back to West Coast Roofing - they have installed the soffit along the
underside of the elevator tower (area that is reachable by scaffolding).
They have installed roof panels along the river side mansard. There are
seven-6" clips per panel and each clip is screwed to the deck with two
corrosion-resistant wafer head phillips head screws. Once the panels are
secure, there will be three corrosion-resistant screws per panel screwed
along the eave edge up 3" for uplift resistance. All this is in accordance
with the engineered shop drawings prepared by the panel manufacturer and
their specialty engineer. Finally, a machine will mechanically seam the
panels and clips to form a double 180 degree seam.
Finally, in my walking of the floors, I've noticed quite a few owners are
updating their units and performing interior re-paints. As a reminder, all
interior remodeling over $750.00 requires a building permit and R.L. James
is not the general contractor for that work.
Last, I'm waiting for the window shop drawings from Traco - the windows were
re-measured last Thursday.
