
Hurricane Charley Roof Construction Project
July 18, 2005 Update
As of yesterday, the 35 riser was measured
for concrete repair and the values are again less than the base bid
quantities. Today we will start measuring and water testing the 11th, 10th
and 9th floor walkways. One item of extreme importance is that when the
waterproofing of the walkways commence, it will be followed by the
installation of the tile and no workers of any kind will be allowed on those
floors until the expansion joints have been caulked and cured.
It was brought to my attention late last week by Dan O'Connell that someone
was going into units from the lanai side and throwing the privacy dead bolt.
I called John Z. on this and he said he would look into the matter. It seems
one of his workers was responsible for this action and is no longer an
employee of R.L.James, Inc. John has since prepared a document for his
people to agree and sign stating if caught will be terminated. It's like
breaking and entering and trespassing - it's not acceptable.
Yesterday in our inspection we did find the sliding glass doors were
"jimmied" open by the contractor working in 835 (photo of) and 135 was
installing carpeting in the unit so all the furniture was piled on the
lanai. Those doors were "jimmied" open also. In order for this project to
run smoothly, I recommend the owners contractors be prevented from working
until our projects are completed. It seems they are getting away with
"trashing" the building while removing material and blaming the RLJ. John Z.
had sheets and carpets on the lobby floor while removing tile from the
walkways. Now the owner's contractors are damaging the finished floor
surfaces in the Lobby and don't care about damaging other peoples property.
West Coast is installing sub fascia and soffit this week. They are trying to
get the backside of the elevator tower completed so the scaffolding can be
taken down. The one area that will be holding up the soffit work is getting
both penthouse owners to sign the change orders for shutter removal, French
balcony rails, and sliding glass door replacement. Is there anything the
board can do to mandate and expedite this situation? I do not have any
definitive time schedule when both owners will be in town together to
discuss their issues and our issues - especially in regards to the location
of their sliding glass doors. The spans are too long, and they cannot be
anchored to the screen enclosure frame. We may have to put up a temp wall
between the columns in order to waterproof the slab edge and replace the
screen enclosures. West Coast has the detail for the construction of the
flue box on the roof. We just have to coordinate with Glenn Squires and his
flue.
The final item is the installation of the roof panels and installation. We
are meeting today with James, the plumber who we want to cut off in the
attic space all the existing vents. Following the installation of the
panels, the roofer will set screws in the roof panels as to where the
plumber can run their vent stacks. West Coast doesn't know at this time
where the existing vents are in relation to the roof panels or panel seams
and we do not want the vents at the seam lines.
