
Hurricane Charley Roof Construction Project
July 11, 2005 Update
To start, the crane was lowered to the ground
last Friday due to Hurricane Dennis. West Coast Roofing work in the morning
to tie everything down on the roof. Four scaffolding planks still broke
free, but did not fall off the roof. Instead, a lot of nails and screws did.
One port-a-Jon fell over and the aluminum stair to the trailer wound up
wrapped around a palm tree breaking the railing. They also installed the
gable wall with exterior sheathing that fell in during Charlie. Today they
worked on the lower sloped roofs at 1031 (south), PH-1 (south) and 1031
(east upper). I was able to get a couple of pictures from the resort stair
tower looking towards the south side of our building.
The fascia that had been installed earlier at the penthouses was
unacceptable to me and I sent an email to Scott Otey so stating. Apparently
it was unacceptable to Tim Waters, their floating supervisor, who told the
lead man on site to remove it. It didn't line up correctly along the
finished backside and was oil-caning along the front side. It will be
re-done to everyone's satisfaction. The J-mold was delivered to the roof
along with additional sub-fascia and soffit. I happened to watch Anco
Roofing roll out the metal roof panels for the north tower and they do look
good - much cleaner than the panels that came off the building.
RLJ has started washing down the walkways following their application of
sealants along the building face parallel to the front entry doors and along
the door thresholds. When I left property this afternoon Oscar was on the
10th floor and was moving to the 9th. The next step is to clean-up the
remaining walkway spalls and exposed bars (there are exposed atrium beam
hoops exposed on the 8th floor that the contractor needs to address
somehow.) I have requested a CO Proposal from RLJ to drill and fill all
walkway rail post bases with epoxy to prevent the build-up of condensation
and moisture in the bases below the finish surface of the deck. I have
observed at least 4 to 5 rail bases that have spalled out following removal
of the tile.
The lanais are progressing with repairs mainly to surface spalls due to
reinforcement running at or above the surface of the deck. In most cases,
the carrier bars can be lowered to accommodate the top steel to be lowered
also. The 35 riser has two sliders that needed to come out - 435 Living room
and 1035 Bedroom. The 36 riser has four sliders that came out - 636 Bedroom,
836 Edge-mounted, 936 Living room and 1136 Bedroom. Tuesday morning we will
be inspecting the 34 riser and taking quantity measurements prior to
pour-back.
In other matters associated with the project, I'm coordinating the design
and construction of the fireplace chimney for 1232, communications with both
penthouse owners regarding the removal of the storm shutters prior to the
installation of the metal soffit (which is to finally begin next week and
dependent on RL's pour schedule). Final measurement of the windows is to
take place later this week by KNZ so that shop drawings and engineering can
be prepared, submitted and reviewed.
Note: a number of photos will be from last week prior to the storm. The
first photo is of one of the bee swarms. They both left after one day - they
must have been passing through. The remaining photos are of PH 2.
