
Hurricane Charley Roof Construction Project
June 30, 2005 Update
First off last week was sort of uneventful.
RLJ continued on the walkway grinding, have made a number of small repairs
to the upper floor decks. We found what was believed to be a piece of
reinforcing steel on the 9th floor, however when removed, we discovered it
was a 3/8" diameter expansion anchor left in the slab - probably for
temporary railing or such. I had RL dig out and re-pour the sills in front
of each elevator as the original material used at these locations had become
very "punky" and soft. The top two floors have been perimeter caulked and
the cracks have been routed and sealed. So far we have not encountered the
same amount of slab cracking as was found on the first floor - this is good.
West Coast took delivery of additional scaffolding to be erected on the roof
decks to access the elevator tower soffits for replacement. The only area
not covered is the front of the building. This week they should begin
installation of the soffit and edge fascia/drip. We will be removing the
penthouse exposed shutters to get access to the soffit. This will be
coordinated between West Coast and RLJ.
Another area of coordination will between Squires Construction (1232), West
Coast and my engineer (Harvey Engineering, Inc.) on the design of the
chimney box above the roof for the new replacement fireplace. West Coast has
requested Gary design the box based on the code (1232 will be permitted
under 2005 FBC while the rest of the work is under 2001 FBC.
The fence was put up last Friday and this week the screen will be installed.
We'll see how well the building stood during the holiday. I included a photo
of one of our neighbors who's patiently waiting for his new platform home to
be completed and ready for occupancy.
